USDA RURAL ENERGY FEASIBILITY STUDY 2023

  • We are in the process of completing a comprehensive feasibility study for a USDA Rural Energy Grant. Our client is setting up a process to convert certain wood waste products in bio-char….and some of the bio-char by-products will be burnt to produce electricity. Bio-Char has plenty of effective, low-cost industrial uses in the waste water treatment sector and farm industries Too many to name here. Our client is really onto something great here. When the study is complete in May we will name the State.

CAR WASH FEASIBILITY STUDY IN CANADA 2023

  • We just finished a car wash feasibility study in Vancouver B.C., Canada. Data was not easy to come by, and no one in Canada answers the phone. Our client plans to open a tunnel car wash. The good news is the population is huge, the average median income is high, and there is little competition for tunnel car washes. We recommended the project proceed. It should be noted we have prepared car wash feasibility studies before. There are a lot of moving parts to this business model. Further, this is one of the most requested feasibility study business-projects we receive.

HIGHEST & BEST USE BUSINESS DEVELOPMENT PROJECT 2023

We recently completed a comprehensive analysis for a 10 acres parcel of land located off a major freeway exit in Mississippi. We analyzed/found five businesses that were underserved in the community that had the best chance of success. They included (not in any order) a Truck Stop, Restaurant (Cracker Barrel), Strip Mall, Assisted Living Facility, and Grocery Store. We spoke with the local Chamber of Commerce to really understand what was needed from a Local’s Point of View.

MIXED USE DEVELOPMENT IN BROWARD COUNTY, FLORIDA 2023

  • We just finished a comprehensive feasibility study for a mixed use development in south Florida. The $94m development will feature 400 luxury apartments and 25,000 SF of office/commercial space. We also prepared the proformas. The report highlighted the overwhelming chance of project-success. It should be noted, we do a lot of studies in Florida. The state has no income tax and over 300,000 people a year are moving there. Florida is currently the fastest growing US state.

PITCH DECK FOR ENTERTAINMENT VENUE IN WASHINGTON D.C. 2023

  • We prepared an investor-ready pitch deck for a high-end entertainment venue that is planning to open in November 2023. The venue will feature a bar, live music events, and premium cigar bar. The management team was rock solid for this venture. Once the establishment is open we will add the exact location.

REAL ESTATE DEVELOPMENT BOSTON AREA 2023

  • We prepared a real estate feasibility study for our client who is planning to convert an old school into a residential complex. In order to validate viability, the study focused on Anticipated Rental/Lease Rates, Demand Drivers, Supply-Side Factors, Target Market (including customer segmentation), and Absorption Rates to name a few. The county was very helpful to assist, as the building was vacant for quite some time.

ASSISTED LIVING FACILITY FEASIBILITY STUDY 2023

We just finished an analysis for developing an Assisted Living Facility in Tampa, Florida for 85 residents. The numbers were astounding. There are over 1,700 ALFs in Florida with an average occupancy rate of 88% – which give the facility a high chance of success. It should be noted, we have prepared several feasibility studies for ALFs and know what to analyze.

REAL ESTATE ANALYSIS FT. MYERS, FLORIDA 2023

We prepared a small report for a new development in Ft. Myers. This area was destroyed by the hurricane, but rebuilding is in-process. We determined the Highest & Best Use for the plat was to build two houses, not one. Ocean front property is sky-high in Ft, Myers., so the developer must maximize the full lot, which is in a prime location.

WEIGHT LOSS CLINIC FEASIBILITY STUDY 2023

  • We prepared a comprehensive study for our client who plans to open a medical weight loss clinic in Utah. We analyzed three potential cities (sites), ran a cost analysis for office space, and researched the potential of purchasing a franchise – which we recommended against. Why? The cost of purchasing a franchise could cover over three years’ of office lease. Makes no financial sense. Two months after writing the study Jenny Craig is closing after 40 years.

REAL ESTATE ANALYSIS LAKE MARY, FLORIDA 2023

  • We prepared a small report validating the potential to build a single family home on a vacant lot of land. The Planning Department was very helpful and answered all the questions we asked. Since the lot was covered with trees and other vegetation, we found out an Arbor Permit is required before any landscaping/removal could proceed.

INSURANCE COMPANY BUSINESS PLAN 2023

  • We prepared a high-level business plan for an experienced insurance proprietor seeking $2m in SBA Funding. Additionally, we prepared proformas with three years of financial projections. Historically (over our last 28 years in business) we have no faith in the SBA and would never recommend this route for funding – as the SBA has been nothing short of worthless. But it was our client’s decision.

HYDROGEN TESTING FEASIBILITY STUDY 2022

  • We prepared a comprehensive feasibility study for a start-up hydrogen testing company in California. This company has the Whos Who of the energy and hydrogen industry on their team. The focus of the study was more on infrastructure development, as demand for their services is already at peak-levels. The State of California fully supports their business. The study will be presented to potential investors.

RESTAURANT FEASIBILITY STUDY 2022

  • We prepared a restaurant feasibility study for a client that is planning to open three restaurants in the Dallas/Ft. Worth area. The comprehensive study looked at demand, competitive overview, competitive advantage, and restaurant business modeling- which was eye-opening. Since Covid19, 70% of all restaurant revenue comes from drive-thru traffic. Further, we did a deep dive into financial feasibility, as the restaurant business is not easy. For example, a certain restaurant in the Study will only open in an area with at least 50,000 people in a 5 square mile radius with an annual median income of $62,000. It was a long report, but every page was packed with information.

BIRTHING CENTER FEASIBILITY STUDY 2022

  • We prepared a feasibility study for a birthing center in Los Angeles that caters to women of diverse backgrounds. The study was complex due to all the regulations. Further, determining cashflow was a challenge, as women give birth all hours of the day – thus the model was set up to accommodate 15 births a month. The midwife concept adds a lot value and benefits to the expecting mother and baby, while significantly reducing birthing costs compared to delivering in a hospital.

AQUAPONICS FEASIBILITY STUDY 2022

  • We prepared a Feasibility Study for an Aquaponics business in Canada. It was a very complex study due a huge amount of moving parts. We expect more studies like this (and Hydroponics) to come our way as this is the future of farming. Aquaponics farming can yield 30% more per acre while using 90% less water.

SELF STORAGE UNIT BUSINESS FEASIBILITY STUDY 2022

  • We just completed a feasibility study for a 3,500 self storage unit business (160,000 SF facility) in Tennessee. The study focused on market demographics and the potential of the business reaching financially sustainable occupancy levels. The numbers came in all over the place, but the boots-on-the ground information played a vital role in determining project-viability. Plus it also helped that Amazon just opened their 10th fulfillment center in Tennessee too.

HALAL MEAT SLAUGHTER HOUSE FEASIBILITY STUDY 2022

  • We prepared a feasibility study for a Halal meat slaughter house in Texas that was applying for a USDA Grant. We followed all USDA feasibility guidelines. The USDA will disperse funds in September 2022.

SEAFOOD FEASIBILITY STUDY 2022

  • We prepared a feasibility study for a large frozen seafood company in Florida that was also applying for a USDA Grant. We followed the the same USDA feasibility guidelines. The focus on the study was how this firm is capable of expanding the food supply using the grant funding without disrupting the local supply-chains.

REAL ESTATE MARKET STUDY 2022

  • We prepared a Market Study for a real estate development firm in Florida looking for what business was under-served in their city. We identified 5 highest and best use businesses to develop and 5 businesses not open there; including why opening a gas station was not financially viable due to the low daily traffic count on the proposed location.

ASSISTED LIVING FACILITY BUSINESS PLAN 2022

  • We prepared an investor-ready business plan for a small (start-up) 20 unit nursing home in Hawaii. The are currently over 180,000 senior citizens in Hawaii in need of some sort of senior housing or assisted living facilities. A giant problem for the state as the average senior facility is 5 units.

REAL ESTATE FEASIBILITY STUDY 2022

  • We prepared a feasibility study for a mixed use development in California. The bottom floors were retail shops and restaurants while floors 2 – 5 were condominiums. The city was very cooperative in terms of zoning. The challenge was the real estate is so expensive that the target market was very limited.

CAR WASH FEASIBILITY STUDY 2022

  • We prepared a feasibility study for a car wash in the Washington DC area. Looking at the business from the outside, it looks like a gold mine. The study required looking at national car wash averages, traffic flow, competitive overview, target market analysis, water usage, water recycling, maintenance, and many more factors you would never think about that goes into running this type of business. It’s a far more complex business than it looks.

RESTAURANT BUSINESS PLAN 2022

  • We prepared an investor-ready business plan for a Nikkei fusion style restaurant in New York City. The study focused on the market opportunity, target market analysis, market demographics, and the growing trend nationally for this style of cuisine. Proformas were included to show the economic viability of the business to investors.

REAL ESTATE FEASIBILITY STUDY 2022

  • We prepared an urgent feasibility analysis for a client interested in purchasing a vacant lot in Washington State. According to the county assessor’s website the land was allowed to be built on. But due to part of the land being designated wetland, the property required a Critical Area Designation Analysis (at a cost of thousands of dollars and 4 – 6 months to complete) to determine how much of the land could be used and where on the land you could build. Our client was purchasing this land with contingency. We had less than 5 days to analyze whether or not our client should proceed with the purchase. Further, the property required mitigation in order to build in the first place. Another added cost and time-delay. Permits were still required for sewer and electric, with no guarantee of approval. Further, getting the right people on the phone was a serious challenge. In the end, we provided a definitive Conclusion that our client was able to use in their decision to purchase the lot or run.
